Simplified Building Energy Model (SBEM)
SBEM is the tool used
to calculate the energy use and CO2 emissions of commercial buildings in
accordance with the latest energy performance requirements in Part L of
the Building Regulations.
SBEM (Simplified
Building Energy Model) is the methodology used to create a consistent and
reliable evaluation of energy use in commercial buildings. Input data that
needs to be collected by the Energy Assessor includes the following:-

Building fabric
thermal properties. These can use default values, the input of U values or
other data.

Geometry. The
building is zoned and defined by Activity, HVAC system, Lighting systems
and other factors.

Heating Ventilation
Air Conditioning (HVAC). The demand for space heating, cooling and
ventilation energy is calculated.

Building Services
System. These are defined through calculations of heat, ventilation &
cooling, lighting and hot water by using specific zone parameters.

Lighting. Assessed
in terms of power, duration of operation, occupancy and the contribution
of lighting under different control situations.

Domestic Hot Water (DHW)
calculated distribution losses.

Renewable Energy
Systems include solar thermal, PV, wind and CHP.
Asset ratings are also
produced which enable the comparison of buildings to be rated on a scale
of A – G where A signifies an energy efficient building.
SBEM calculates the
energy use of a building based on how it is utilised. A DEC (Display
Energy Certificate) is produced for public buildings and a Commercial EPC
(Energy Performance Certificate) for non dwellings.
SBEM also calculates
detailed annual and monthly outputs for energy and CO2 emissions and
produces a recommendations report. This report lists in order of pay back
time, energy efficiency measures within each category: Heating, Cooling, DHW, Lighting, Renewables, Overheating, Fuel Switching and others.
